Is GDX an MLS?

No. GDX does not replace any MLS. GDX is a data transport network connecting organizations that already operate under their own rules. Each participating MLS/Association/Broker Repository/Portal remains the authoritative source for its data.

No. GDX is not a consumer portal. It facilitates standards‑based, Node-to-Node exchange of public data only. However, we may accept portals as nodes to display other nodes’ real estate listings by their permission.

Public listing data only, mapped to the RESO Data Dictionary, with local display/attribution preserved. No confidential fields or consumer private data are transported. Participants control their shareable fields and can update policy profiles as needed.

You can join without an existing certificate if you are (or become) a RESO member and commit to certification within 3–6 months of admission. Updated certification is required to stay in the network. (GDX will help coordinate certification support services.)

Each participant retains ownership of its data. GDX is a transport framework; it does not claim rights in participant data. Policies, display rules, and attributions from the source market continue to apply. GDX is not a party to the data agreement between the nodes and data agreements are bilateral between the nodes.

As GDX is about public, data, however in a controlled situation, Security‑first by design will be provided RealtyFeed. Transport is encrypted; access is authenticated; activity is logged; and participants agree to notify and remediate issues under program terms. Only public fields are exchanged; consumer requests and privacy obligations remain with the source organization. (The technical baseline and “clean feed” checklist are part of the RealtyFeed / MLS Router program.)

MLSs, Broker Repositories, Portals, and Real Estate Associations, and qualified international brokerages in markets that lack an MLS—provided they can demonstrate clean/valid listings, policy compliance, and a path to RESO alignment.

Any data partner can exist from the MOU, as it’s non-binding agreement. There will be terms and time line in each bilateral data agreement that offers time to the other nodes (as data consumers), for removal of the data. 

No. Governance is intentionally lightweight: a founding governance framework with clear roles for strategy, operations, and technical standards—focused on enabling safe, standards‑based exchange and straightforward onboarding. (No change to how member MLSs run their markets.) The details are already in the discussion.

A simple, tiered model (by organization type/size) will be published with the application kit which is sponsored by RealtyFeed because of their existing agreements with RealtyFeed. Sponsorships may offset costs in some regions.
